The book was compiled from interviews and the experiences of top real estate investing consultants in the Houston, Texas area on the specific and powerful topic of creating a real estate investment business. Each contributing author has spent years helping new and seasoned real estate investors, not just with practical advice on how to have a real estate investing business, but providing actual services so that investors can use their time and money in more practical ways.
As a real estate investor herself, real estate broker Shelly Walzel is well-equipped to help investors in the Houston area. She is able to not only help them find properties to buy, but she helps them buy properties which are appropriate and ensures they will not lose money if they have to turn around and sell them quickly. Her goal is to help her clients become successful real estate investors.
Walzel does more, however, than just find houses for investors. She also advises them, especially when they’re new to the investing world. She notes that most new investors try to tackle all the rehabbing tasks themselves, instead of using contractors. In addition, most new investors become attached to the house and spend more money upgrading it than is necessary.
As a numbers person, Walzel knows it’s important to find out what the investor’s goals are for their investing business. She shares, “The first thing I find out is what they want out of this. You have to know what you want out of it before you go into it. I have some investors who want a monthly cash flow. They want rental property and they just want to live off of the monthly cash flow and not have “a real job.”
I have other investors who want to pay off the house that they live in and there is a $200,000 balance. So they want $200,000.
There is a difference on how you would play this real estate game based on what your end game is. If you want monthly cash flow, you may be more inclined to have rental properties and make money that way. And that’s just the tip of the iceberg. So how you proceed is based on what you want out of it. But first you need to know what you want.”
