“Houston Real Estate Investors Dream Team” reached #1 on Amazon.com’s Best Seller List in the Real Estate, Buying and Selling Homes and Real Estate Investments categories on Tuesday, June 16, 2015.
The book was compiled from interviews and the experiences of top real estate investing consultants in the Houston, Texas area on the specific and powerful topic of creating a real estate investment business. Each contributing author has spent years helping new and seasoned real estate investors, not just with practical advice on how to have a real estate investing business, but providing actual services so that investors can use their time and money in more practical ways.
Conchola specializes in home staging for real estate investors in the Houston, Texas area. Builders have been taking advantage of home staging in their model homes for years, to sell the new houses they build. Recently, real estate investors are also realizing the benefits of staging the properties they have bought, rehabbed and want to sell. Staging has been shown to move inventory quicker and more cost effectively.
In this chapter, Conchola explains, “It’s very important to note that the home should be marketed by a great realtor with beautiful online pictures. When the realtor lists the home, it’s listed and marketed as a staged home, if it’s done properly. So that creates and generates quite a bit more traffic because realtors want to show a staged home. They don’t want to show a home where they have to go in and do all the explaining of how each space works. A staged home does all of that for them.
I think that when people come in and they see that the home’s already beautifully decorated with everything very well defined for them, with color and a lifestyle image, there’s a quicker buying response. Then your days on market are much less. The excitement or the preliminary marketing before the home actually goes on the market has been done. Finally, the home should be very strategically priced. ”
Conchola’s staging helps to paint a picture for buyers and show them the potential a house has. Staging also shows them how they could fit their own furnishings into a house to make it their home. She points out that houses often have odd spaces or rooms. The uses for these spaces can often be difficult to envision in an empty property. Staging can illustrate just the right way to use a space.
Smart real estate investors include staging in their budget when rehabbing houses to sell quickly. Conchola’s expertise has helped many investors in the Houston area do just that.
